San Diego County property owners can file tax assessment appeals online under a new portal the county launched Sept. 3.

The system lets residents submit, review and track property tax assessment appeals from any device, including phones and tablets, according to the County News Center. Previously, the process required paper filings or in-person visits to the county office.

An assessment appeal lets property owners request a review of the taxable value the County Assessor assigned to their property. The tool offers Del Mar, Solana Beach and Rancho Santa Fe property owners a direct way to challenge a valuation without visiting the county office in San Diego.

The regular filing season opened July 2 and runs through Nov. 30. To file, owners need three things: their parcel or tax bill number, the property address and their own estimate of the property's market value.

The portal works on any device. Beyond filing, it lets owners sign up for status updates without calling or emailing the Assessment Appeals Unit. A redesigned county website accompanies the portal, with step-by-step instructions, tutorial videos and resources aimed at first-time filers.

Once an appeal is submitted, the Clerk of the Board reviews the application and contacts the owner if anything is missing. The complete application then goes to the Assessor's Office, where an appraiser reviews the case. An independent, three-member Assessment Appeals Board, appointed by the Board of Supervisors, hears and decides each case. By law, the board has up to two years from the filing date to issue a decision.

The county described the launch as part of an effort to modernize public services and make them more accessible.
